From the 1 Aug 2107 our Highways Search will change to PlanVal. There are 3 levels of report available:

In addition to the above benefits the Highways Standard with Professional Opinion Search contains an interpretive opinion covered by £10m Professional Indemnity Insurance.

 

Questions in the Highways Search

1. A copy of the highway records showing which roads are maintained at public expense and which are not.  
2. A copy of the plan showing the extent of the highways and adopted roads in relation to the property and the plan submitted to you.  
These questions seek official records and plans to clarify road adoption for a given area / plot.

 

1. Confirmation that the Property immediately abuts onto a publicly maintainable highway and there is no intervening land between the Property and the public highway (if there is, is it within the Property's ownership and what is its status?).   
This question seeks official view on whether public roads directly adjoin the given property - i.e. is there danger of a ransom strip?

2. Are there any road improvements or widening schemes in the area or any road closure orders affecting roads around the property.  
This question seeks official view on whether there are planned changes to, or closures of, roads in the area around the property.

3. Can you confirm that there are no public footpaths on or over the property or nearby the Property and confirm the extent of such?
Self-explanatory

4. Is there any information available regarding any future improvements or developments (including bus stops) which may affect traffic flow around the land in question?  
Similar to 2, this question seeks official view on whether there is any information on future changes which could impact upon traffic flow in area around the property

5. A copy of your plan showing the extent of the highways and adopted roads in relation to the property and the plan submitted to you.  
These questions seek official records and plans to clarify road adoption for a given area / plot.
